How much will it cost to have my property managed?

We charge a one-off fee of £150.00 (no VAT added) to cover the initial costs of advertising and marketing your property. This also covers all viewings we may conduct and preparation and signing of paperwork with the tenant. Subsequently the fee for our management service is a monthly commission of 10% of the rental.


How much is the tenant's deposit and what happens to it?

Typically this is four weeks' rent and is payable upon the signing of the Tenancy Agreement. The deposit is then registered with a tenancy deposit protection scheme- The Deposit Protection Service - within 14 days. 


What does the deposit scheme involve and how does it protect me?

All deposits being paid by a tenant for an Assured Shorthold Tenancy are registered with the Deposit Protection Service which is an independent body guaranteeing that any deposit disputes will be dealt with efficiently. There is no cost to the landlord or tenant for this service.


Who will conduct viewings on my property and when will they occur?

We will accompany all viewings during the working day and at weekends too.


Do I need to be present for viewings?

No, that’s all part of our service! However, you are welcome to be present if you prefer.


What is an EPC and how long will it be valid?

An EPC ( Energy Performance Certificate) measures the energy efficiency of a property using a scale of A-G and is valid for 10 years.

It is a legal requirement for landlords to have a valid EPC before their property is let. Homecoming Letting Agency can arrange for an assessor to visit your property and carry out this assessment for you. Please contact us if you need to have this done.


How much does an inventory cost and who is responsible for organising this?

Homecoming Letting Agency prides itself in producing a full inventory service, which includes photographs to show the condition of the property before the commencement of any tenancy and at the end. This provides evidence should any dispute arise. The fee for this important service is £50.00- no VAT.


How long does it take to receive my rent once paid by the tenant?

For a long let you should receive your rent by standing order on the rental due date each month. The due date is typically, although not always, the date on which the tenant moved in.
